The Student Loan Payment Usually Decides the File

Maryland pays well and pays late. Both halves of that sentence matter to a mortgage file, and only one of them is good news on the day you apply.

★ Payment, not balance

Debt-to-income is built from monthly payments. A large balance on a low income-driven payment can behave better in underwriting than a smaller balance amortising hard.

That is why physician programmes exist. The specific treatment is a lender term that changes, so we quote it against your file rather than publishing a rule that will be stale within a quarter.

What does not work

  • Deferment is not zero. A deferred or forborne loan still gets a payment assigned, by formula if needed.
  • A screenshot is not documentation. Underwriters want the servicer's statement.
  • A pending recertification is a timing problem. Say so early rather than mid-underwriting.

★★ The Maryland mistake: modelling the award

MLARP is generous. Up to $100,000 full-time for a physician, a final-year resident, a PA or an APRN including a CRNA. It is also structured in a way that does nothing for today's file:

  • ★ Paid in two full payments, one during each service-obligation year. Not at closing.
  • Conditional on service at an approved practice site, for 2 years, or 3 on the final-year resident route.
  • ★ Capped at two (2) obligations per lifetime.
  • Competitive. Eligibility is not an award, and we publish no cycle dates because we could not verify the next window.

★ So the underwriter sees today's balance and today's payment. Budget on the salary; treat the award as what improves a picture that already worked. The programme terms.

★ The Maryland thing that does help at closing

Not the award. The statute.

If you qualify as a first-time Maryland home buyer under §13-203, the state transfer tax halves to 0.25% and "shall be paid entirely by the seller." That is cash you do not spend on the day, which is a different and more immediate thing than a repayment award.

★ And the test is Maryland ownership only, so a physician who owned a home during training in another state is not excluded by that fact. The rule and its conditions.

What to send

  1. Servicer statements for every loan, showing the current monthly payment.
  2. Your repayment plan, and whether a recertification is pending.
  3. Your signed contract, with start date and compensation.
  4. Whether you have applied to MLARP, and in which credential category.

Does a pending MLARP award reduce my student loan balance for underwriting?

No. An underwriter reviews the balance and monthly payment on the day the file is assessed. MLARP pays in two full payments, one during each service-obligation year, and is conditional on completing service at an approved practice site.

Is a student loan in deferment counted as a zero payment?

No. A loan in deferment or forbearance still has a payment assigned for debt-to-income purposes, by formula if the servicer statement shows no scheduled amount.

What matters more on a physician mortgage, the balance or the payment?

The monthly payment. Debt-to-income is built from monthly obligations, so a large balance on a low income-driven payment can qualify more easily than a smaller balance on an aggressive amortising schedule.

What Maryland benefit actually helps at closing?
